Clubs demand Sheffield Wednesday points deduction

That's about it - so about 50% rate applied depreciation for Hillsborough. Derby started from a different point as their stadium is newer and has more ancillary facilities - therefore a small % depreciation rate. Their valuation was £80m so seems about right although they have a small capacity - maybe they value a 'replacement' pride park at a larger capacity?

Reading's valuation was £26.5m but their capacity is 24k, so cheaper to replace.

That would be the methodology, so a few ifs and buts.

If you look back the Kop roof was 1m in 1986.

South Stand extension was that 7m

It's not about replacing to the same standard we see today but the same specification at today's engineering standards

I haven't read the thread

I'd like to know how many clubs outside the Championship are advocating a points deduction for us

I should imagine all League One will be

They'll all be salivating at the thought of having Wednesday and our massive away following in League One again

I can almost hear the League One Chairmen counting the money already

Just a bloke, who used up all his luck in one go when he met his wife.

Valuation of commercial property isn't straightforward. The value can often be more about the lease than the bricks and mortar. For instance, an empty shop in a town centre isn't worth a great deal but sign a 25 year lease with Marks and Spencer and its a good solid investment and worth much more. If Chansiri has a lease with the club it would make the transaction more credible and if it is for say £3m-£4m a year for 25 years,  it would back up the £60m valuation as you would expect a return of 4 - 6% if renting to a  'blue chip' company which Chansiri would be classed as based on his wealth.

problem is football grounds are valued using DRC method not investment method. Interestingly Derby did structure a lease in their deal, and not sure why DC didn't?

So, a 12 point deduction would now leave us in the bottom 3, 3 points adrift of Huddersfield.

We’re trying our best to go down aren’t we

We need to know what’s happening with it soon.

The two home games this week are either mid table games without much riding on them. Or they’re relegation 6 pointers that we need at least one win from

Very worrying.

This is just one of many reasons why we need to be looking for an appropriate replacement for Monk now IMO.

Once that points deduction hits, we will be staring relegation in the face with captain personality in charge.

However if Monk is replaced in the next few days/weeks, the effects of a ‘new manager bounce’ might just do the job in getting us over the line to keep us up.

True, but who do you think would be willing to take over and give us the chance of that new manager bounce with what we have hanging over us?

Agreed - We need 3 points minimum in my opinion from the next 2, preferably a win vs Charlton.

We need to be playing as if we are expecting -12

It would be a harder sell than normal - many established names may give it the “I’ll wait until the summer” line.

We do have a decent set of players, a chairman willing to spend money and a dedicated fanbase.

Under normal circumstances, that would be enough to entice managers to put their selves forward for the role.

I agree but it isn't normal circumstances is it and the willing to spend money line is very much dependent on what happens with the EFL. As you say, waiting until the summer would be a much wiser choice for any prospective manager.

Surely the arbitration hearing result will be announced this week.

What with Alan Biggs saying it was due this month and our QC indicating on his website that the hearing had been concluded, hopefully we’ll be getting some good news this week.... fingers crossed!!

Good news you say! Quite rare that for us.
