Offer will have to be conditional on planning surely? The loss of the facilities at niagra will need a good planning case if they are public use. Sport England will be all over it

Jubilee is 20 yards away. Not sure anyone can argue there aren't facilities in the area.

Unless the planners are upset about losing the conference centre.

It won't necessarily be the planners but sport England can object regarding the loss of playing fields or sports facilities. Both sports England and the authority need to be comfortable that there is adequate provision within the area. Even if there are nearby facilities they may consider that the provision has dipped below appropriate levels and the application needs to deal with that, either through offsite provision or perhaps allowing part of the site to be used, it depends on the circumstances.

Worst case is that if sports England object and it isn't rectified the council would need to ask the Secretary of State whether they wanted to call the application in for review.

The loss of community facilities was a major factor in the refusal of planning permission for the move away from middlewood road to another site under dave allen

Its a privately owned piece of land that is not considered a public sporting area as it is (supposedly) only used by paying members

I think that it would still be classed as a sports facility/playing field unless it hasn't been used by anyone for over ten years.
