An empty shop on the high street doesn't have much value but if Marks and Spencer sign a 25 year lease at 100k pa on it then the value increases massively. No idea if there is a lease on the ground (I suppose it's unlikely with DC's track record) but if there is it would need to be for a substantial amount to back up the valuation. You are wrong...just as the operating loss ex the profit in ground sale was actually £35.5m.
