In the first instance, 'their' is used as a shortened form of the verb ' ARE', the begining being a shortened for of 'they are' and as such is replaced by the apostrophy. Sorry to be pedantic. Just dossed about the house all day, never went out, so it hardly seemed worth taking a shower. They're can be used if you can substitute 'they are' instead. The ' denotes the missing a. Their denotes possession ( eg their property). There denotes position/placement. eg over there, take it there. So "They're all sat in their car over there". They're isn't even pronounced the same as the other two words.
